  • 794,000 square foot speculative development consisted of two buildings, a 248,000 SF rear-load and a 546,000 SF cross-dock facility.
  • The project was developed on 43 excess acres that were part of a stabilized acquisition by a partner.  The two buildings closely matched the style and design of the initial two creating a park-like setting in the popular Port Union submarket.
  • By developing a smaller depth rear-load alongside a larger cross-dock facility, we were able to create maximum flexibility with the ability to consider deals from 50,000 SF to 500,000 SF.  This two-building site design was so successful, we copied with several other sites and has since been copied by other developers.
  • The buildings were designed with flexibility in mind to accommodate multiple size users.  As an example, we accommodated a last mile deliver center for a well-known retail customer who leased 80,000 SF which allowed speedy pick-up and delivery of packages for delivery in the Cincinnati region.
